INSPECTION SERVICES
Inspection services are carried out to establish the condition of the building so that any existing defects and repair costs are identified prior to a commitment being made. COVE is responsible to report to our client comprehensive information on the existing condition of an inspected building.
Inspection activities are suitable for all properties and provides a full picture of their construction and condition. It is likely to be needed if the property is, for example, of unusual construction, is dilapidated or has been extensively altered or where a major conversion or renovation is planned. It is usually tailored to the client’s individual requirements.
1. PRE/POST CONSTRUCTION CONDITION SURVEY (DILAPIDATION SURVEY)
- Survey the level of dilapidation of the adjoining properties, before the commencement of construction activities.
- To assess the level of dilapidation of a building before and after the expiry of a tenancy period, as a record of the state of dilapidation of the tenanted building.
- Provide professional advice in respect of disrepair claim.
2. BUILDING CONDITION ASSESSMENT (BCA)
- Detail inspection, examining, testing, review and report on the state of structure and system, focusing on a commercial building, apartment and condominium.
- Process of inspection in the entire building finishes, architectural damages, infrastructure, mechanical & electrical system, fittings and appliances.
- Our report includes: a) Details types and location of defects occur in the building. b) Identification of defects’ seriousness for architecture, M&E and infrastructure. c) Identification of deficiencies in the components. d) The expected cost of repairing those defects and deficiencies.
3. BUILDING DEFECTS INVESTIGATIONS & INSPECTION
- With experience in defects diagnosis, pathology and rectification work, we help clients to identify building failures.
- Data and photos of defects collected and diagnosed depend on the type and nature of the defect.
- Provide technical advice and proper remedial works to overcome on a long-term basis, rather than any ad-hoc repair for the recurrence of defects.
4. DUE DILIGENCE (PRE-PURCHASE/PRE-ACQUISITION SURVEY)
- Often requested by potential buyer or tenant before purchase or rent a property.
- Advice on: i. Method of construction ii. Potential problems iii. Existing defects and rectification work required iv. Items required periodical maintenance and replacement v. Checking on the actual building area, net rentable area compared to as-built.
5. BUILDING SAFETY AUDIT
- We look into building safety management, hazard identification and risk management of a building to prevent occupational accidents or disease.
- Review of building plans, technical specifications of the fire protection equipment, adequacy check of travel distance for a fire escape route and compliance with the latest relevant rules and regulations by local authorities.
- Carry out visual inspection on main plants, fire and first aid equipment at the site.
6. BUILDING INSTRUMENTATION & MONITORING
- Provide data, evaluate whether the instrument is performing as expected and whether construction and/or operations are impacting the stability.
- Our services include installing, monitoring and maintaining instrumentation during the construction and implementation phases of a project.
- Specifically, includes a description of proposed instrumentation to be installed, recommended procedures of installation, requirements on instrument operation, data collection, and instrument maintenance and recommendations on data management and analysis.
- Use of test methods that are efficient and accurate, ultimately benefiting our clients with projects that are delivered in a timely and cost-effective manner.
7. INFRARED THERMOGRAPHIC IMAGING & LEAK DETECTION
- Inspection to detect the existence of water especially at ceiling or wall with symptoms of watermark and dampness.
- Used to determine the possible cause, allocate the leakage point and recommend solutions such as leaky pipes or waterproofing failure which can cause more damage at your property.
- Map out an image based on the differences and inflexions of the temperature measurements to identify the leaking area.
- With the knowledge and experience as a building surveyor, we can identify the root cause of leaking, locating the source of water penetration within buildings.
8. UNDERGROUND UTILITY DETECTION MAPPING WORKS
- Geophysical techniques are used to create a digital representation of what objects are buried underground.
- Showing accurate positions of the buried utilities, helps to prevent digging into or damaging any utilities.
- Data delivered in hardcopy colour plans and digital data in AutoCAD format.
9. QLASSIC INSPECTION/ CONSTRUCTION QUALITY CONTROL
- QLASSIC is an independent assessment system implemented by CIDB Malaysia to evaluate the quality of building works, highlight potential quality issues.
- Continuous and complicated process commencing from the design, contractor selection, construction process, quality inspection and defect inspection.
- Audit commences from the earthwork, building structural works, M&E installation and Architectural Finishing work.
